You want to get top dollar for your home. Who doesn't? Let's face it, it comes down the appraisal. It can kill a deal, ruin the day, or make it! As a REALTOR, I feel that if you're selling your property, the agent should have given you an idea of what is going on in the market to help you price the home accordingly. In doing this, you should fly by the appraisal and on to new things! However, I also think personally there are some steps you can take as a home owner that may help with the appraisal process. 

1. Curb appeal. I can't say it enough, even as a listing agent to prepare this. It is the first thing someone see, client or appraiser when pulling up. It doesn't have to be perfect, but weeds pulled and trimmed up can help a little.

2. Declutter & Clean. It doesn't seem like much, but just picking up the space and putting away little things make the area more open and well kept. 

3. Fix any minor repairs. A broken window, faucet, door doesn't seem like much, but it all knocks down that price. Minor touch up paint jobs can make the home more appealing as well. You don't have to go full renovation, but small changes do help! 

4. Pets! Deodorize the house. Same like the nose blind smells, we get used to it and it doesn't bother us, but other people can smell it. It's not always bad, but if we can clean and get rid of it, always helpful. I've had clients mention the smell even in the most beautiful homes.

5. Finally, a list of upgrades. As the listing agent, I help my clients with this list if they do want it. Just to provide the appraiser with what has been upgraded on the property, the year and the total cost. It might seem like a small thing, but again those all add up. Anything to help make the process more smooth.

Again, these are just my own personal views. I'm not an appraiser and any specific questions, I'd direct towards them but I feel these little things help out in big ways when selling or refinancing your home.

So, it has officially been announced. On top of wedding, work and my our beautiful daughter starting Kindergarten this year, we're expanding! We couldn't be more excited for the news and our families, just as excited! 

Along about 11 weeks now, we waited awhile to tell our daughter after a doctors appointment to make sure that everything was going okay. I don't think I could have explained any sort of loss to her. 

Big Sister
At only 5, she's very intelligent, and I'm sure every parent says that but she is just now as excited. She put two and two together much faster than I thought she would. Moments after letting her know she looked at me and said, "Mommy, that's why your tummy has been upset, there's a baby in it". Best line ever and definitely made my day. 

Needless to say, the last week, she has been You-tubing videos on how to help with baby, so when it comes, she said shes a "prepared big sister".  

All this going on while I have closings, appointments and still trying to get those dream houses for my buyers. I don't know that I'll ever sit still, but I enjoy my working mom life and I wouldn't have it any other way! 

Cheers to expanding the family!
Yet another crazy week and always a good thing. With a listing up 3 weeks ago, we've already got an accepted offer and opening another escrow! The adorable 3 bedroom home which I wrote about in the previous post. It was located in the North East Las Vegas, with a gorgeous resort palm. While I can disclose the details until it's over, I'd have to say, chalking it up to a pretty awesome week. 

Less than 30 days on the market, we're set for closing. With the market ever changing, the listing was priced just right to get it sold. In combination with the help for first time home buyers and down payment assistance, listings won't last as long.

This week has been yet an interesting one! Busy and exciting, everything I had hoped for when I continued my Real Estate. Today, I put up a new listing in Las Vegas near the 95 & Charleston. It's an adorable single story home with 3 bedroom, 2 bath and 2 car garage. Listed at only $130,000, homes in the area range from $129,000 to $193,000. With a fully landscaped front yard and back yard, the home is ready for a new owner!

This past week, we opened escrow on this cute single story home on a cul-de-sac. Working with the seller has been a great experience and we got an accepted offer in just under 2 months on the market. This 3 bedroom 2 bath, 2 car garage home is located just outside of North Las Vegas. Since the deal hasn't closed yet, I can't release specifics but working in negotiations, we were able to satisfy my seller and the buyer.

With a closing only a few short weeks away, we are looking forward to a smooth transaction. I really enjoy working with my sellers to make sure that among all the paperwork, its's a happy experience. Look for more details at closing!

So, I felt compelled to share my experiences as a new agent over the last two years.. and what I've grown to learn, that may be just  little helpful to newer agents, that I hadn't quite thought of until I already either messed up, or it was too late.

Please note, this is supposed to be a fun and playful outlook on the fun of a new agent. I learned many things in my first two years and just recently left my full time position to pursue real estate indefinitely. I'm looking forward to the many years and growth that will come my way, but I couldn't help but share these fun things.

While anxious to get the first listing or buyer, you'll also find yourself doing an open house or two. Open houses were my favorite when I started out, it gets you out there, front line with potential buyers, and now those neighbors that want to check it out. This brings me to point one.

1. Keep toilet paper in your car.

This also brings up an interesting point... You WILL end up doing an open house with no working water. Don't drink a TON of water, and you make friends with the neighbors that come over.. in a few short hours, they will be your friends.

Second, while still sticking with open house... If you do them in a gated community, find out from the HOA about leaving the get open, or putting your number at the box. If people can't get through the gate, they can't get to you.

2. Check with HOA about signs. Some homes have a master community, that may or may not allow having open house signs, and they WILL take them.

3. You will end up in a house that has no power. No power means no Ac. Just an FYI.

4. I make cookies for open houses, if you make too many... you will inevitably have more than one. Be careful

Let's move to the sellers, because they are one of my favorites.

5. Get a Listing Packet Presentation ready the day before, don't do it 10 minutes before because inevitably something will go wrong and you will either a.) not have everything b.) be late. (BAD!)

I personally like going to the home for a listing, and bring everything with me. Including, something to measure the rooms. They make a nifty little tool that laser measures, and I highly recommend it.

6. When working with Buyers or Sellers, with FHA loans, remember to check the Smoke detectors, and that they have batteries. This will cause a delay in your closing.. and you will be spending the long night installing batteries.

This brings me to another point.. while you're not an electrician, I recommend a tool box in your car.. Just in case.

So when working with buyers, which are good.. and want you've narrowed your search.. remember to put the listings in an order of showing.. preferably in a driving order. You may end up passing one or two that you will have to drive back around too.

The new home
This past weekend, was not only Easter, but I got to work with some amazing buyers and help them close on their first home.  While working with the buyers in this transaction, we got the home closed in 34 days!

After viewing only a few properties, this was the one.  After getting the offer accepted, we moved through and while we hit our bumps like most. It is always worth it in the end! 

The home listed in the Southwest end of Las Vegas is close to the mountains. With new construction and buildings going up nearby, its sure to be the place to make it their very own. 

The new buyers were great to work with and while it was their very first home; I was able to help them along the way. When buying a new home, many questions come up, and I love to help with the process. While not always easy and stress free, it is always exciting. 

The best part of it all, is the very end. When I get to hand the keys to the first time home owners. So congratulations to the happy family and home sweet home!
