My most recent visit in Vegas that was outside of my normal comfort zone was to Veer Towers. Now I've watched City Center come to life, even partied in the Cosmopolitan once, but I've never really stuck around to see what it was all about.  When I was invited to view the properties, amenities and everything they had to offer, I couldn't turn it down.

I left my house early for a few reasons. One, I had no idea where I was going and how confusing it would be to get into the towers. Two, I got to use Valet, so I wasn't sure how far the walk was (hoping it wasn't bad considering the heels). Three, I like to be early to appointments.

On the drive, my wonderful Google maps pointed the way, and while I was expecting to turn onto Harmon into the twists and turns of City Center confusion, I wasn't. It was the next light up, with a wonderful direction arrow to lead the way. This place was by far, one of the easier towers I found getting into. With signs pointing right to Valet, non heavy traffic ( even on the Friday afternoon that I was going), made it quite easy and delightful. I was able to pull right up to the Valet service and assisted quickly. The Valet was very friendly and my walk to inside, was not far at all. I did find out that the Valet service is one of the great amenities this beautiful place has to offer.

I went on my tour of the 37 stories, 2 tower property. Each tower is identical, with the same amenities and features. My favorite, deck pool enclosed with windows at the top! A fitness center with a sauna and steam room to top it off. I was able to view their great 2 bedroom, 1 bedroom and studio options. When I started the journey and after I've seen some towers, most remind me of a cramped condo or hotel room. These were none of those. They had a spacious open floor plans and great space savers for washer and dryers in units! With a modern feel, the kitchen in all three styles was by far my favorite part. Updated and very sleek, it does come with all the stainless appliances.

The views from all units were amazing! The corner lot with walls of windows overlooking the strip were breathtaking! I'm not a fan of heights, so I didn't get too close, but anyone with a love of the city, can appreciate the immaculate views. A question I did have, was since the strip is so bright at night, if there was a way to block the lights out and low and behold, they have shades that help! I noticed that not many were being used in a tower across the way and I don't think I'd ever get ice of that view.

The quiet elevator ride down after the tour, and an adjoining walk to Crystals shopping area topped off the visit. What is life on the strip without all the high end shopping experiences and dining. The buildings were beautiful and I'll leave it at that. While I love my normal single family home, with a backyard and mom like lifestyle, I can see the appeal of living in the towers. I can see the lure and definitely wouldn't count it out.

Just a warning.. This may be a long one!

Two weeks ago, before a work meeting, I was instructed to read a small book called "the dip". A few pages in, I wondered if my company was asking me to quit my job, The more I read, the more I realized I thought I should get up and walk out right now and keep going. That's at least what the book said. We all go through a hard time in your job. I felt like it was dead end and I just work my normal shift, off on weekends. I started my second side job because I loved to help people and I loved the feeling I received when people found the home of their dreams.I had also hit that same dip in my second job. It doesn't get any easier, there comes a point in the job, where its all uphill but the reward is worth it.

I've now felt this in both of my jobs, and personal life. Being a mom, trying to do everything and realizing, I can't do it all but to follow my heart and climb the hill. Try to be my best at what I love to do.

During the meeting, in which I though after reading the book that I should've quit my job, I realized that wasn't the point at all. Our company is going through some very major changes and it just to let us know that it is worth it. At our meeting, mind you over 1000 employees it feels like..we tried and Open Space meeting structure at the end. Normally, I keep to myself, and do the meeting and go home, the mindless part. This time, after reading the book, was different. I stood up, got on stage and if you're familiar with open space meetings; I hosted my own mini meeting. Something I was passionate about, something I wanted to do with the company. For once, in 8 years, I felt my tiny little voice heard. I felt the difference. I didn't feel like a dead end job, I didn't feel stuck.Since then, I'm slowly making the steps to possibly make my change happen with the right people. I feel like it was all thanks to this book.

So I figured, if its the case for the one job, why not the other. It is, it's so very true. Real estate isn't the easiest career to just start and I wish someone would have told me. Working full time, I don't have as much time as I'd like to dedicate to gaining new leads and cold calling prospects. I guess I sort of expected it to just happen. It didn't. I've had deals, and clients and given my very early schedule, I'm able to work with people in the evenings and weekends. I love both of my jobs and never thought I'd have to give one up. I don't think I have to, just prioritize.

I'd like to believe that after reading the book, I'm going to give my all for everything and just go with it. A little less stressed, and live a little more.I'd recommend this book for any life read and to continued success!

Pardon any errors.. this was posted from my iPad.
You heard it right. I finished my Post Licensing for Real Estate. One year, 30 hours. Seems easy enough, except that I waited until the VERY last minute, by minute, I mean the one week before it expired. I signed up for the full 30 week in one week\. It was brutal, and only because I still had to work my other job, luckily getting off at 8 am to make it to a 9 am class. Work and Education, and being a mom took it's toll over the week and needless to say, Sunday and Monday, I slept like there was no tomorrow.

Each class was an experience in itself. I felt like I've actually learned a ton more than I bargained for. Working with Buyers, Sellers, The Listing Process, Taxes, Property Management and the list goes on. I feel much more confident in my processes and I have to say, looking back, I really wish I would've done it sooner. Most of which would've come in handy in my daily life and transactions.  I also met some wonderful agents as well as teachers and professionals that share the same passion that I do.

Books from Class
Notes away and many books to read, I'm excited about continuing my part time love for homes. After all, home is where the heart is!

And just because I'm so proud, here are the ba-zillion certificates for completing my Post Licensing. I'm only a little proud of myself! :)

My final weeks
That's right. I said it. I'm an adult with braces. The full blown metal kind. 3 weeks ago, I found out they were coming of. I had them for two years almost to the day, so needless to say, I was fairly excited. Now, I know that it's probably not as exciting for you to read but I felt I still needed to share.

If your an adult and thinking of getting braces, I recommend it. It was a small 2 years of my life, and while they were uncomfortable sometimes, painful and I couldn't eat endless amounts of caramel, I'm happy I did it. Mostly, my daughter is much less afraid of dentist, and teeth doctors. It almost helped her become more aware and enjoy seeing her dentist. She even held my hand at my appointments, very involved and asked many questions.

Dentist for a cleaning
While it's not exciting, or earth shattering. I know myself, I looked up whether or not to get them and if it was worth it. My final advice, do it! I am excited to smile big for pictures!

Good afternoon my following! So while it is always fun to just go around and do things and spend time with my daughter, it's also fun to work. I'm actually sending this out an marketing a co-workers listing since I presently don't have one. When I first started in Real Estate, I heard horror stories. How agents were backstabbing and cut throat. They would do anything to undermine you. While this may be the case somewhere, it certainly is not the case at Keller Williams. I absolutely  adore my office and while I'm not there nearly as much as I would like to be, I know they are still like family and when I come in for help, they are there just as I would try to help if I could. So enough about that.

A beautiful dual mater home with and upstairs loft, it is ready for move in. A beautiful kitchen with granite counter tops and updated cabinets. Check it out.

Pass it along to your friends, family anyone that you may know interested.

If you know anyone that is interested in buying or selling, even taking a peek at the beauty above, contact me today.

Last week we decided to take our 4 year old daughter to Disneyland for the first time ever! I figured at this age, she was old enough to maybe remember and love it and be excited about it at the same time! I've never been a huge Disney fan myself, of course I loved the movies, but only went to Disneyland once, and it was 11 years prior and never really cared to go back.

However, Shaolin, loved princesses and the pure excitement when she saw Mickey online, I knew she would love every bit of it. I decided I would let her in on the surprise since we did have to drive, and its about 5 hours. She was ecstatic.

As you can see above, she is dressed as Miss Cinderella herself. I have heard of many people doing the bibbity boppity boutique and I actually called in advanced, but booked. It must be popular! In lieu, before we left town, we took Shaolin to the Disney store, because she of course wanted to wear a dress!

I got her all dolled up before we left the hotel and she was just as pleased. I  could go on forever about how great her first trip was and post hundreds of pictures. However, it could drag on, and while I know every mom is excited, I think, you just have to experience it. The first day, as Cinderella, wasn't much rides. We went mid-week, and off season, hoping for less lines and they were, but it may have been very overwhelming walking in. After getting our autograph book, her eyes lit up at the sight of Pluto, Goofy, Mickey and Dale all in the same area! After only waiting a bit, she was able to get a few pictures, signatures and off to rides. All in all, even waiting 20-30 minutes a ride, she did fairly well. I think the excitement kept her going.

An hour wait though, for the group of three princesses. However, Cinderella herself was in there, just waiting. We all waited patiently for the line to keep going and going and going. The wait was well worth the pure excitement the minute we walked into the Royal Hall and she saw Princess Aurora first. It only got better when she saw Cinderella.

How could you not love this. She was in princess heaven and smiled from ear to ear. End of day one went well, left without a fight and I think out of pure exhaustion, didn't mind leaving.

The second day was much more rides as we got the important stuff to her out of the way. Lines, WAY shorter than the day before. Note to self; Wednesdays are little line days at Disneyland.

We were able to do Autopia.. the racecars. Shaolin, likes fast cars, and racing and rides, so I thought, well, she tall enough to drive, lets race! If you've been to Disneyland, you know that Autopia, if you're in front, you're always going to be in front of the car behind you. It's rigged. Shaolin was determined to beat mommy, and my boyfriend captured a clip of the event.

The rides went well and at the end of the day, my favorite picture is below. Last ride, which she had to do twice, but still so very excited.

This is what happens when you don't hit your numbers. I told you that I'd let you know. This is it. My absolute favorite gym pants that I just ordered, worn once.. hanging up on the office as a pure motivation. In order to get the back, I have to hit all my numbers and set three appointments.

Today, I sit in the office, staring at my pants and about to cold call and go door knocking. One, to kill it. Two, I really want my pants back. There isn't much to say about the penguin pants... but pictures speak louder so here they are.

So in my efforts, I'm reaching out to you as well. If you know anyone interested in buying, selling, renting or investing, please let me know. Let's save my pants!

Here we are, in all of our glory!

Can you guess which one is the coach?

I am enrolled in a group coaching along with a few of my fellow agents. With all of us meeting once a week and getting number ( contacts ) and goals to hit. We spend time doing a variety of things, but all help us become better agents. It's often nice to see the other side of the transaction, or just the objections and situations beforehand.

We have spent some serious time role playing, which always makes me nervous! The role playing helps though, we really do start to get an idea of what to expect, and how to answer with the most knowlegable informtion. In addition to role palying, daily, we call in our scripts. Yes, a script that may be 1 page or up to 11 pages, but everyday, we call. We live real estate. We breath real estate. We eat real estate and we are real estate. A little much? Maybe. I only do real estate as a part time job at the time being, but its such an ever changing, and fast paced career that you have to be fully involved and at all times.

Since we spend a little bit of time together, our meetings can get a little odd, but nevertheless, we all leave with something to take home, back to our office and practice. Just a little insight I wanted to provide before tomorrow, you get to see the consequences of what happens when you don't hit your numbers. hint hint.. myself.

Pet-a-Palooza in Las Vegas 2014

Yes, I know, I'm a few days late but I've had a sick puppy and kid. However, I did get a chance to go to my first ever Pet-A-Palooza. I took my daughter, my Rotti Bailey and my pug, Guinness. Bailey is still a puppy ( the one who has now eaten something and made herself sick) and Guinness is momma's boy. We rescued him from California. He's great around other people and dogs so I figured he would enjoy the time out.

First off, we made the mistake of parking on the opposite side of the park. Oops! If you've ever been to Vegas, or Sunset Park, its huge! So after a little walk, and a stop at the playground for little, we were well on our way. Mix 94.1 was there with a giant stage, we were greeted at the entrance. The Las Vegas Animal Foundation was doing complimentary microchips and there were vendors galore!

Guinness
With all sorts of contraptions, leashes, toys and even a giant bounce house, I have to say that it is an event I will attend again. The best part for me was the fact they had a reptile stand. Apparently my daughter has an odd obsession with snakes and wants to see them all! I'm deathly afraid of them, but no, not her! So, once we find the snake tank, she looks at the little ones, notices a rattler and lets me know that they bite. Thank you honey, they do, so why are we so close!? Anyways, they have about a 6-7 foot long albino python out for show around one of the handlers, and of course, she wants to pet it. A snake, a 4 year old little girl that loves pink and dresses and ruffles, wants to pet a 6 foot snake. How can I say no?I was too afraid to take a picture, or we would have seen it right here, but I'm holding her while she gets to pet the snake. Made her day and the men were very nice and we went about our way, while she expressed her excitement for this snake.

Overall, we saw all different kinds of animals, snakes, dogs, pigs and even lions from the Lion Habitat. Adorable! I'd have to say it was great and the puppies seemed to enjoy it as well as Shaolin. Looking forward to next year. Here they are, passed out from excitement.

Kenny and I at Las Vegas Iron House

Great Grubbing. Two beautiful words I learned this past Tuesday while spending a cardio session at my favorite gym.

Kenny from Great Grubbing was there with samples. A man that can bake! Any girls DREAM! Chocolate, breads, and peanut butter... samples.. at a gym. Now what's the catch!? I just worked out for 45 minutes, I don't want to mess it up. Turns out, you don't have too! Great Grubbing offers healthy and flavorful protein edibles.

While trying the samples, and probably one too many, I ended up getting the Apple Cin Peanut butter. Everyday since, I have eaten it. Amazing. I can't imagine going back to normal peanut butter, or Almond butter now. I won't go into all the details about nutrition(which you can view from his site), I can just say, its great! He also offers a cheesecake line, which I haven't tried yet, but my girlfriend says it's to die for! Leaving with me I took a card and a menu, you know, so I can stock up!

Menu and Card! Adorable!

Here is a link to the site and the Facebook page. I highly recommend next time he's out and about you go see him! Seriously. Don't take my word for it though, try it!

My very first 5K.. Ever.

Pre Color Bubbles

I chose to do the Bubble Run, my girlfriends and I geared up and we did it. I've never been a runner. I'm definitely in to the gym and lifting, but running, not so much. I'll always say it, it's just not for me and I've never gotten that runners high. However, I picked this run because 1. I did'nt HAVE to run if I didn't want to and 2. It looked extremely fun!

Well it was all of the above and then some. Somehow when I envisioned this run, a mass of people all side by side, touching uncomfortable and squeezing through tiny bubble spaces. It was the exact opposite! Very controlled and free spaces, with lots of room for wiggle. I loved it. It was my first 5k, and it won't be my last. I didn't run the whole thing, but I might get there one time. It was more just for the fun and completion of it. I had an overwhelming sense of accomplishment in the end and I was proud of myself. Never in a million years did I think that not only would I do one 5K, but gearing up for another! You know what follows after a 5 K.. Cookies and Cupcakes.. but that's for next time.

And to that.. I leave you with the bubble pictures I took! Who doesn't love this?

This is the excitement of accomplishment right here!

Today marks the week and 1 day that my fateful washer has been broken. I didn't write sooner because I figured I would have had it fixed by now and it wouldn't be as tragic. Not the case, over a week and its a tragedy. The washer is under 2 years old, but of course, I didn't get the extended service since washer usually last forever anyways! Wrong again. So it all started mid cycle, when it wasn't spinning. After many Google sessions and a few YouTube videos, I found my possible answer, lid lock sensor. Easy enough, except that its a Kenmore, and good luck trying to find a part for it in stores. We're in Las Vegas and you would think that someone has it, nope. Nowhere. I had one shipped 2 days and thought I was well on my way to my clean clothes again.

Trying to put the washer back together, new piece and all, lid on, trying to run it, nothing. It blinked but was still not working. I took my precious and oh so faithful washer apart just once again and a few extra steps only to find, the entire control panel was fried. Literally, it started burning the back of my washer. So, needless to say, finding that piece was even harder. Of course, I'm WAY To stubborn to call Sears to have them come take a look at it and tell me whats wrong since I already know. I eventually found the part after some very not so nice customer service calls, and its scheduled to be here tomorrow. So for my Sunday, no laundry was nice, except you can imagine what a little over a weeks worth of clothes looks like for 2 people and a 4 year old. Good thing I have a shopping problem and we have clothes to last us at least for a few more days!

Please wish me luck or I might get buried alive in all our dirty laundry.

That's right. I said it. I did it! I closed on my first house this past Monday. Now I realize it is Thursday, but hey.. I had to contain all my excitement. So, yes, my first closing. Finally! The house I listed was a friend of mine who was extremely patient with me along the way and we both knew what we were getting into.

This listing has been by far an interesting one. Emotional, stressful, enjoyable. We had happy moments, sad moments, and growth along the way. The house itself was located in Silverado Ranch, a prime area in Las Vegas. Working well with the buyers agent led to the success in this closing. We had extensions, from all sides, inspections and appraisals, a total learning experience. I had help from my coach, and my feel teammates, who did by the way, see me cry through all this. I'm not normally used to a lot of stress or fast paced, high decision makings.

It started with the first offer, my stomach was in knots! It was a load of feelings all at once, and now, we've made it to close. A whole different world of feelings. My seller was happy and I know the buyer was ecstatic! I have a passion to just help people and I feel like mission accomplished! In the end, it was all worth it and if anything, I've already tackled the hardest part and its out of the way.

Now I'm off to bigger and better things. I don't think one can ever stop growing and learning or improving. I'm not perfect, and this week, I learned to de-stress a little!

I can honestly say, I'll never forget my first closing and that's a great thing. I don't want to and I hope to have many more!

If you're looking to move in Las Vegas, or finally to Vegas, please visit me  at www.stephanielv.com or call her at (702)285-7307.

I know, shameless plug. Seriously though.. How cute is Shaolin posing with me and my coach. She even told me "Good Job mommy!" How can I not be excited?

Generally, when you think of a Saturday night in Las Vegas, you think bar scene, clubs and bright lights. I have to admit, I feel far too old for those things. My Saturday night this weekend was going to consist of going to Sam's Club and Smiths. I know, exciting really. So my boyfriend and I make our journey to Sam's Club and since I had been so busy all day, I realized that I was just about starving. With an abundance of dining, we decided on a place we had never been. Sammy's Woodfired Pizza.

Upon entering Sammy's you see many families, kids of all ages, and a nice size place. Mind you, our dinner doesn't mean late night, it was actually still light outside! About 5:45pm, and it turns out, we just missed the happy hour! Apparently, they offer half price tapas, and $2.00 beer and wine from 3 -6 pm. Now I know for next time. But being our first time, service was excellent and Pizza was just as good. The best part, always for me, is dessert. I'm an ice cream advocate, and a chocolate lover.. so you can imagine my surprise when the waiter brings out this...

I about died. Seriously. This, my friends, is the Messy Sundae at Sammy's Woodfired Pizza. Probably the best things I've ever seen. Ice cream, Chocolate Syrup, whip cream and a cherry, all served in a giant wine glass. Heaven. Now, I did share, notice the two spoons, but not much. This is the end result.

I highly recommend this place. At least try it. You'll notice I was sans mini assistant, however, I will be taking her back. So if you're in the area of Southwest Las Vegas and happen to have a hungry tummy, drop in, you'll end up rolling out like I did!

So here it is, my start of my blog re-vamp. While I realize that some real estate stats can be dull, I figured, I'd make the blog much more than just that. Growing up in Vegas, you see a ton of crazy things come and go, and it's a place I'm happy to call home.

Because of all these crazy things, I figured every few days, I'd highlight some of the amazing and maybe not so amazing things in Vegas. This may or may not convince you to come to Vegas, or if you're already here, to go out and experience some of these things and possible join me!

Just to give you some background, I don't go out normally. I don't travel much and this is all new to me too. Just because I grew up here, doesn't mean I've experienced it all...yet! I'll learn as I go along and may or may not enjoy some of the things.

Yesterday, I embarked on this adventure first with my daughter. We went to the container park in Downtown Las Vegas. Mind you, I'm still not set on the whole downtown thing and I work down there. However, I was quite impressed with this place. For today's sake, it will be short and sweet and general, since I spent most of my time chasing a 4 year old!

Upon pulling up to the area, finding parking was actually a lot easier than I had dreaded the whole drive there. Well, there was plenty of parking and close even. Paying for parking is not my favorite, but its much better than hiking two miles with an excited 4 year old in the sun and then carrying them back. At only $1.00 an hour, I feel it was well worth it.

Entering the park was even more exciting! Everything is reused down here, a concept that I hope our younger generation will really love. My daughter loved the giant mantis out front especially since they are learning about insects at school.

In front of the park, I was greeted by a  few of the new Downtown Rangers, the security, and someone who appeared to be an owner of one of the businesses here. The park itself was VERY clean and friendly. Of course, my daughter wants to run right to the giant tree house. The kids area, located in the middle, is gated off with yet another Ranger at the door, who lets us in. She goes straight for the ramp up! Can you blame her? I follow her along, only to be greeted by another Ranger at the top of the jungle gym. It's actually a very nice surprise to see another one up there. A lot of kids run and parents at the bottom can't see if anyone falls. I felt much more at ease with him there. after about 100 slide trips and giant building blocks later, she was spend and obviously we had to check out the candy store!

Everything about the Container Park was pleasant and I will certainly be back. I plan on doing more within the shops, but this day was just about Shaolin (my daughter). She very much enjoyed and asked when we would be back, and I must say, it will certainly be soon!

If you know a business that would like to be visited by myself and possibly my tiny assistant, please let me know! I'm looking to get out and explore more of Vegas that I don't know yet!

North Idaho - Spokane River

I figured I'd shine some light into my personal life here. I recently went to Idaho for the weekend and loved every minute of it! I've never been to such a beautiful place. Growing up in Las Vegas, and not travelling, this was a sight to see!

Rolling mountains - not hills! Beautiful rivers and lakes, and snow!

Of course, while I was there, I looked into houses, because now I'm hellbent on moving there. Maybe one day, but for now I'll stick to Vegas!

Stephanie has opened escrow on her listing in Silverado Ranch. The property is located at 10648 Corte Sierra St, Las Vegas, NV, 89183, MLS #1381974

Stephanie Hicks is a newer agent with the drive and passion to help buyers and sellers. She has thrown herself into the Real Estate Market and secured this listing. The Seller is asking a reduced $150,000 and just opened escrow. The details cannot be released yet, but will update after close of escrow. Similar properties in the area have a median listing price of $194,000. At this price, it didn't last long. The home is located in Silverado Ranch in the southwest Las Vegas. The property is close to the Interstate, shopping, restaurants and the Las Vegas Strip. This 3 bedroom, 2 1/2 baths detached home has 1,478 square feet and a finished 2 car garage with entry to house and a large shared driveway.

This property is a traditional equity sale and is vital in the Las Vegas Market recovery. Once uncommon in the Las Vegas Market, the traditional sale requires special skills from the other types of transactions.  In the Las Vegas real estate market there is relatively low inventory, with a little over 5,000 single family homes for sale on any given day. Because of the intense competition in the Las Vegas Market, it is essential to work with an agent who is devoted and able to answer and questions through the entire process.

Stephanie builds a great rapport with her Sellers Clients and Buyers/Buyer’s Agents to help her clients net the most money possible. As a native to Las Vegas, she is very familiar with the areas and communities and has the knowledge to bring in all prospective buyers. With her great customer service background, and passion to sell homes, she builds relationships and trust for each transaction. Stephanie, also with her tech savvy marketing, gains the most exposure for each listing across the web. With many buyers first searching to the internet to locate the home, it is imperative to have each listing the most publicity. Dedication and working with other top producers in the business alongside one of the top real estate coaches in Las Vegas has led her to success in real estate as a Las Vegas Realtor.
