With the rental prices rising, some may wonder if buying a home is actually less than paying rent. While this can be true, most often times I hear that getting together the down payment is close to impossible. My response, I understand. When we started looking for a home, I felt this same way, and thinking of how to save all that money without realizing that there were so many more options out there.

I'm here to let you know that Home is Possible! This might be the program that works for you. While I'm not a lender, I can say as an agent, this has helped many people get into homes when they thought they couldn't. With down payment grants, that don't need to be paid back, it's a perfect step on the path to home ownership.

Feel free to call me and I'd be happy to help in anyway. If you don't know where to start, the first step is just picking up the phone and calling or texting me.

Now that the fun summer has passed and school has started; I almost feel a slow down in the buyers as well. The cooler months are upon us here in Vegas, but I don't think that should deter any one from buying a home! Here are a few reasons why I like home buying in the winter, even in our 24 hour town!

1. There are fewer buyers.

While I personally haven't noticed a huge decline in the winter, most agree that it is generally slower. Let's face it, Vegas doesn't really have the coldest winter.

School is back in session, warmer weather is gone making this the prime time to get that dream home! Some buyers don't always like to compete with the multiple buyers for properties, so this may be the time to start the search. This may also allow you, as the buyer, to take your time on the hunt so you aren't rushed into purchasing a home for fear that it's going to be gone the next day.

2. Sellers may be more motivated.

Since there may be a decline in the showings and buyers in the winter, sellers may be more motivated and you might get a better deal! While it isn't always the case, it may be worth checking into, especially if a home that you love is right around that budget you have set.

3. The curb appeal in Winter.

While were in Vegas, and it doesn't necessarily snow here, it's nice to see what the dead landscaping may look like. Out here we do have a lot of desert landscaping but some of the trees and flowers don't always make it. This may be helpful to see what the home would look like possibly in the coldest. You also have the chance to see how warm it is inside, if the heater is working and insulation seems to be well.

I also like to see the decorations during the holidays! With back to back festivities, you might enjoy what the different neighborhoods have to offer.

4. Agents & Lenders might be more accessible.

I like to believe that most of us are available within reason for our clients, however with less the availability may be better. As well as lenders with closing. Because everyone isn't scrambling to close before the first of the month, or before school starts, you may have the option for a faster closing.

This brings me back to the holidays.. both times, we moved right before the holidays and right after summer, which I really enjoyed! It just meant our first holidays were all spent together in our new home and I got to decorate just how I wanted.

Again, it doesn't always freeze in Vegas, but sometime checking out those winter listings might just be worth it!

Feel free to contact me anytime with questions about buying or selling! I recently set up a site just for my buyers to check out all the newest and up to date information on the listings across the valley.

Just recently, I came across some website domains that I had to have. As growing my real estate business, I knew I needed more specific sites for all of my clients. Some for buyers, some for sellers, and the in between! Here's a brief picture of the main page.

This Home Evaluation Site was pretty simple to set up. I do use Website box, which has made it even easier! The home owner would simply put in their address and I send them a home evaluation. While it is a general evaluation and sometimes people are curious, it helps the average person see where they sit with their home. Now that the market is much more stable and we are seeing more traditional sales, people want to know where they stand. I get it! I myself am always curious what my own home is worth often times and probably check more than I should.

When I made the site, I made one for Las Vegas and one for Henderson. I think not only it helps marketing wise, but people in Henderson might not type in searching for Las Vegas prices. I'm hoping this will help potential clients see where they stand and even if they are looking, they will think of me.

So for all you curious home owners out there, feel free to send away and see what your home is worth! I'm not going to bombard you, but just think of me in the future.

Check it out!

Another cute home sold! This home is near the airport and  close to Sunset Park! While it wasn't a flip, the previous owner did renovate and upgrade the kitchen! With stainless steel appliances, granite countertops, who couldn't fall in love. This 3 bedroom home also came with a pool, which in Las Vegas can almost be a necessity!

I loved working with the buyer finding this home. After seeing this one, and LOVING it, we had to view several more just to make sure. It's a big step and decision and I don't mind the time it takes to make it.

If you've though about making the move, call me today about the options! It's getting closer to the colder weather, so lets get moved in to that cozy new place before the holidays!

Another happy client! This cute Las Vegas home sold last week for $130,000. This 3 bedroom, 2 bath, comes in a little over 1000 sq. ft. Only on the market for 3 weeks before getting an accepted offer.  This property was a traditional equity sale and is vital to the Las Vegas Market recovery. These once uncommon sales in Las Vegas are slowly making their comeback.

I was happy to help this client get her home sold fast and for top dollar! I have a passion to sell homes and love building the relationships along the way.

The whole family is happy with this and now a new buyer has her dream home!

If you've ever thought about selling, or even buying...call me today.

Bran new listing in Southwest on the end of a cul-de-sac. I love these newer homes! Built in 2012, it's fully upgraded and still gorgeous. Since it sits on the end of the street, it has the extended paver driveway to the garage.

Inside, the home has gorgeous granite counter tops in kitchen and stainless steel appliances will be included. The entire downstairs has the larger tile with the upgraded baseboards. I personally have a thing for the upgraded baseboards! It's something we didn't do in our own home when we bought it, and while it's not hard to do after, it can get costly. I know now in my own next home, I will want those large baseboards!

This house does have an open floor plan, with a kitchen that is open to the living/dining areas. With no walls separating these, it's a great large space for entertaining!

Upstairs, the elegant bathrooms have cultured marble counter tops. Two full bathrooms upstairs for the 4 bedrooms with the Master separate from the other rooms. The Master has a large walk in closet, and they even put the upgraded padding under the carpet so it's a little bounce with each step upstairs!

It's a must see and ready to move in place. For more pictures, check it out here:

That's right! Another home hits the market! This beautiful, fully upgraded, home is ready for move in!

The owners spared no expense when putting in the stunning real hardwood floors. The floors carry throughout entire home, upstairs and all bedroom. Gorgeous granite counter tops in the kitchen complimenting the espresso cabinets. Upgraded cabinets in the kitchen to the ceiling with extra space for storage.

This model shares an open floor plan creating a great space for entertaining. A view of the pool can also been seen with a stone wall in the backyard.

I really do love this home and all the upgrades they made to it. It's simply gorgeous and check it out below..

You want to get top dollar for your home. Who doesn't? Let's face it, it comes down the appraisal. It can kill a deal, ruin the day, or make it! As a REALTOR, I feel that if you're selling your property, the agent should have given you an idea of what is going on in the market to help you price the home accordingly. In doing this, you should fly by the appraisal and on to new things! However, I also think personally there are some steps you can take as a home owner that may help with the appraisal process.

1. Curb appeal. I can't say it enough, even as a listing agent to prepare this. It is the first thing someone see, client or appraiser when pulling up. It doesn't have to be perfect, but weeds pulled and trimmed up can help a little.

2. Declutter & Clean. It doesn't seem like much, but just picking up the space and putting away little things make the area more open and well kept.

3. Fix any minor repairs. A broken window, faucet, door doesn't seem like much, but it all knocks down that price. Minor touch up paint jobs can make the home more appealing as well. You don't have to go full renovation, but small changes do help!

4. Pets! Deodorize the house. Same like the nose blind smells, we get used to it and it doesn't bother us, but other people can smell it. It's not always bad, but if we can clean and get rid of it, always helpful. I've had clients mention the smell even in the most beautiful homes.

5. Finally, a list of upgrades. As the listing agent, I help my clients with this list if they do want it. Just to provide the appraiser with what has been upgraded on the property, the year and the total cost. It might seem like a small thing, but again those all add up. Anything to help make the process more smooth.

Again, these are just my own personal views. I'm not an appraiser and any specific questions, I'd direct towards them but I feel these little things help out in big ways when selling or refinancing your home.

So, it has officially been announced. On top of wedding, work and my our beautiful daughter starting Kindergarten this year, we're expanding! We couldn't be more excited for the news and our families, just as excited!

Along about 11 weeks now, we waited awhile to tell our daughter after a doctors appointment to make sure that everything was going okay. I don't think I could have explained any sort of loss to her.

Big Sister
At only 5, she's very intelligent, and I'm sure every parent says that but she is just now as excited. She put two and two together much faster than I thought she would. Moments after letting her know she looked at me and said, "Mommy, that's why your tummy has been upset, there's a baby in it". Best line ever and definitely made my day.

Needless to say, the last week, she has been You-tubing videos on how to help with baby, so when it comes, she said shes a "prepared big sister".

All this going on while I have closings, appointments and still trying to get those dream houses for my buyers. I don't know that I'll ever sit still, but I enjoy my working mom life and I wouldn't have it any other way!

Cheers to expanding the family!
Yet another crazy week and always a good thing. With a listing up 3 weeks ago, we've already got an accepted offer and opening another escrow! The adorable 3 bedroom home which I wrote about in the previous post. It was located in the North East Las Vegas, with a gorgeous resort palm. While I can disclose the details until it's over, I'd have to say, chalking it up to a pretty awesome week.

Less than 30 days on the market, we're set for closing. With the market ever changing, the listing was priced just right to get it sold. In combination with the help for first time home buyers and down payment assistance, listings won't last as long.

Feel free to contact me if you're interested in selling or buying. I'd love to help make it possible for you! Visit me at www.yournewhomevegas.com for my most up to date listings.

This week has been yet an interesting one! Busy and exciting, everything I had hoped for when I continued my Real Estate. Today, I put up a new listing in Las Vegas near the 95 & Charleston. It's an adorable single story home with 3 bedroom, 2 bath and 2 car garage. Listed at only $130,000, homes in the area range from $129,000 to $193,000. With a fully landscaped front yard and back yard, the home is ready for a new owner!

If you're interested in selling or buying a home, contact me today! I'd love to help! 702-285-7307 or www.yournewhomevegas.com for up to date listings and information.

This past week, we opened escrow on this cute single story home on a cul-de-sac. Working with the seller has been a great experience and we got an accepted offer in just under 2 months on the market. This 3 bedroom 2 bath, 2 car garage home is located just outside of North Las Vegas. Since the deal hasn't closed yet, I can't release specifics but working in negotiations, we were able to satisfy my seller and the buyer.

With a closing only a few short weeks away, we are looking forward to a smooth transaction. I really enjoy working with my sellers to make sure that among all the paperwork, its's a happy experience. Look for more details at closing!

So, I felt compelled to share my experiences as a new agent over the last two years.. and what I've grown to learn, that may be just  little helpful to newer agents, that I hadn't quite thought of until I already either messed up, or it was too late.

Please note, this is supposed to be a fun and playful outlook on the fun of a new agent. I learned many things in my first two years and just recently left my full time position to pursue real estate indefinitely. I'm looking forward to the many years and growth that will come my way, but I couldn't help but share these fun things.

While anxious to get the first listing or buyer, you'll also find yourself doing an open house or two. Open houses were my favorite when I started out, it gets you out there, front line with potential buyers, and now those neighbors that want to check it out. This brings me to point one.

1. Keep toilet paper in your car.

This also brings up an interesting point... You WILL end up doing an open house with no working water. Don't drink a TON of water, and you make friends with the neighbors that come over.. in a few short hours, they will be your friends.

Second, while still sticking with open house... If you do them in a gated community, find out from the HOA about leaving the get open, or putting your number at the box. If people can't get through the gate, they can't get to you.

2. Check with HOA about signs. Some homes have a master community, that may or may not allow having open house signs, and they WILL take them.

3. You will end up in a house that has no power. No power means no Ac. Just an FYI.

4. I make cookies for open houses, if you make too many... you will inevitably have more than one. Be careful

Let's move to the sellers, because they are one of my favorites.

5. Get a Listing Packet Presentation ready the day before, don't do it 10 minutes before because inevitably something will go wrong and you will either a.) not have everything b.) be late. (BAD!)

I personally like going to the home for a listing, and bring everything with me. Including, something to measure the rooms. They make a nifty little tool that laser measures, and I highly recommend it.

6. When working with Buyers or Sellers, with FHA loans, remember to check the Smoke detectors, and that they have batteries. This will cause a delay in your closing.. and you will be spending the long night installing batteries.

This brings me to another point.. while you're not an electrician, I recommend a tool box in your car.. Just in case.

So when working with buyers, which are good.. and want you've narrowed your search.. remember to put the listings in an order of showing.. preferably in a driving order. You may end up passing one or two that you will have to drive back around too.

I know it's just a start, but it made my week. Hope it helps.

The new home
This past weekend, was not only Easter, but I got to work with some amazing buyers and help them close on their first home.  While working with the buyers in this transaction, we got the home closed in 34 days!

After viewing only a few properties, this was the one.  After getting the offer accepted, we moved through and while we hit our bumps like most. It is always worth it in the end!

The home listed in the Southwest end of Las Vegas is close to the mountains. With new construction and buildings going up nearby, its sure to be the place to make it their very own.

The new buyers were great to work with and while it was their very first home; I was able to help them along the way. When buying a new home, many questions come up, and I love to help with the process. While not always easy and stress free, it is always exciting.

The best part of it all, is the very end. When I get to hand the keys to the first time home owners. So congratulations to the happy family and home sweet home!

Please contact me today if you've thought about moving. I'm here to help and answer any questions you may have, big or small!

Last night and this morning I spent uploading this brand new listing in Las Vegas. The home is located at 7263 Alsop Ct, Las Vegas, NV 89156. It's a 3 bedroom, 2 bathroom Single Family residence, on the outskirts of Vegas. The home is on a cul-de-sac and on a little over 7,000 sq ft of land. It boasts a 2 car garage with a driveway all of its' own.

The home is a traditional sale, which is becoming more common back in the Las Vegas Market. This cute home hopefully won't last long. With a lawn in the front as well as porch when coming up to it, it's very inviting.

This home sits facing North and looking for some new owner(s). Contact me today if you'd like to see more!

Stephanie has opened escrow with her buyers in Southwest Las Vegas. The property is located at 8157 Altamont Ridge St, Las Vegas, NV 89113

Stephanie Hicks is a newer agent with the drive and passion to help buyers and sellers. She has thrown herself into the Real Estate Market and secured her buyers dream home. The details cannot be released yet, but will update after close of escrow. similar properties in the area have a median listing price of $175,000. At this price, it didn't last long. The home is located in Lamplight Cottages at Buffalo. The property is close to the Interstate, shopping, restaurants and the Las Vegas Strip. This 2 story, 3 bedroom, 2 1/2 baths detached home has 1,274 square feet and a finished 2 car garage with entry to house and a mountain view.

This property is a traditional equity sale and is vital in the Las Vegas Market recovery. Once uncommon in the Las Vegas Market, the traditional sale requires special skills from the other types of transactions.  In the Las Vegas real estate market there is relatively low inventory, with a little over 5,000 single family homes for sale on any given day. Because of the intense competition in the Las Vegas Market, it is essential to work with an agent who is devoted and able to answer and questions through the entire process.

Stephanie builds a great rapport with her Buyers Clients and Sellers/Sellers Agents to help her clients get the ho. As a native to Las Vegas, she is very familiar with the areas and communities and has the knowledge to bring in all prospective buyers. With her great customer service background, and passion to sell homes, she builds relationships and trust for each transaction. Stephanie, also with her tech savvy marketing, gains the most exposure for each listing across the web. With many buyers first searching to the internet to locate the home, it is imperative to have each listing the most publicity. Dedication and working with other top producers in the business alongside one of the top real estate coaches in Las Vegas has led her to success in real estate as a Las Vegas Realtor.
