Here it is! The first closing of my year and I was excited to successfully help these first time home buyers find their dream home. The home is located in the zip code of 89179 and the community of Mountain's Edge in Las Vegas on Snow Lake St. The property is close to the Interstate, shopping, restaurants and the Las Vegas Strip. Being in the Mountains Edge community, it's close to the Exploration Peak Park with hiking, Regional Park, Mountain’s Edge Regional Park and Nathaniel Jones Park.

This home was originally built by Pardee in 2013. When we first started our search, the area was a little further out but once I was able to pull outside our starting location, we could start to see what was really out there! This adorable home has 4 bedrooms, 3 full baths, with a bedroom downstairs, loft and 2292 square feet. On the market for only 11 days, I was also still able to negotiate closing costs for her buyers.

The schools in this area are located in the Clark County School District. The Elementary School zoned here is Carolyn S Reedom and Year Around from K-5th grade. The Middle School is Lois and Jerry Tarkanian for 6th- 8th grade and High School is Desert Oasis, both being 9 month schools. There are also several private schools in the area. 

This property was a traditional equity sale and is vital in the Las Vegas Market recovery.  Once uncommon in the Las Vegas Market, the traditional sale requires special skills from the other types of transactions.  In the Las Vegas real estate market there is relatively low inventory, with a little over 5,000 single family homes for sale on any given day. With the traditional sales on the rise, it is becoming a more stable market for both buyers and sellers.
