Welcome back for the Featured Friday! A little business to business love for some of my dear friends. Not only do I feature them, but I actually have used thier services and highly recommend them.

This week, Meet Michelle!

Michelle is a baker and I actually had her bake my Gender Reveal cake. It was absolutely amazing. I couldn't be more happy and she's got many other clients that will agree with me. Here's a little background on her.

Since I've known her for years, I didn't know how long she had officially been in business. So I had a mini interview with her, get to know how great she is and some features of her work; because let's face it, baking is an art! I know I can't do it!

Q: How long have you been in the business?

A: "I've been baking since I was a teenager, but I didn't decide to make a business out of it until about 4 years ago. I use to bring cakes and cupcakes to work all the time, then one day I was approached by a co-worker and asked if I could do a baby shower for about 75-100 people. I had never done anything of that caliber before, but I was really excited to try.  I had so much fun and received so many compliments that I decided start doing it has a side business!"

Q: You're most memorable moment and/or client?

A: "Honestly, they are all memorable! Every cake I do ends up becoming my favorite. But the one that stands out the most should have to be the Disney Cars cake. I was such a huge request and I was really nervous that I wouldn't get it right. It came out AMAZING and my clients son really loved it! She said it still talks about to this day! And of course I can't forget my one of my favorite clients... My 4 year old nephew, Aden. I've been making his (and his sister's) cakes every year since his first birthday. Now, instead of his mom asking me to make his cakes, he does. He always knows exactly what he wants! He definitely puts my skills to the test!"

Famous Cars Cake

Q: You're favorite part about the job?

A: " I love everything about the job! It a stress reliever for me. Some people have wine, I have baking (and maybe a little wine also)! I love the challenge. And I especially love to see my clients reactions when I deliver their orders! "

Q: Okay Michelle, were hooked, how do we get a hold of you?

A: "I accept orders via calls or text at 702-503-2714. You can also check out my virtual portfolio via Instagram @tastefully_inkd_cupcakes "

Q: And since I'm quirky, let's hear a fun fact about yourself?

A: " I've always felt as though I had zero creative talent. I can't draw to save my life, I'm only crafty if I have step by step visual instructions (or if I can copy people). But put a piping bag filled with frosting in my hand and something magic happens! My inner Marta Stewart comes out to play! "

As you can see, she has so much talent, and to top it off, it all tastes amazing too! As I said before, I'd highly recommend her. Go check out her Instagram
@tastefully_inkd_cupcakes
I've added some of her work just to get a sneak peek below!

With only one week left before it's Halloween, some may still not have plans! But have no fear, I've compiled a list of events going on this coming up week and Halloween Day!

If you're all adults or adults with older children, here's what's in store (links to more info in red);

Fright Dome at Circus Circus

Every year Circus Circus changes over the Adventuredome theme park into a Frightening Halloween thriller until Nov. 1. With 25 rides, live shows and 6 haunted houses, this scary treat is sure to put you in the halloween spirit. Please note, with all the scary rides and shoes, this isn't recommended for kids under 12.

Freakling Brothers Trilogy of Terror

If you love haunted houses, then this would be the stop for you. With the three scariest houses of all time, if you're even up for it, there's a Victim Experience. I'm not a HUGE fan of haunted houses, but it's getting all the rave reviews. Again, this isn't recommend for anyone under 17. In fact, you even have to sign waivers.

Bars around town hosting halloween events;

Revolver at Sante Fe Station: Angels & Demons costume contests
Railhead at Boulder Station; Free drink if you dress like a Rockstar!
Ghostbar; come in Killer costumes.
Hakkasan; Transforms and is expected to hand out cash prizes for sexiest costumes
Minus5 Ice Bar; Receive a complimentary shot by showing up in your best costume.

Now if you have little ones, such as myself, you might wonder what we can do with the children. Have no fear, I have a list for that as well!

Haunted Shark Reef

Sharks are already spooky, but now with frightening tunnels and spooky music, it's all around fun for everyone. Friday, Oct. 28th, kids under 12 in costumes receive free admission and sweet treats!

Springs Preserve Haunted Harvest

Spooky fun for all ages with Trick or Treat stations, carnival games, petting zoo and live entertainment. They even offer a train ride down the trails. If you've ever been to Springs Preserve, it's a BIG trail, and a little ride would be a fun treat.

Town-Scary Halloween

Town square turns into Town Scary on Halloween. Another all ages event on Halloween to take your children to a safe trick-or-treating environment. Participating stores start at 4.00 pm - 7.00 pm and you'll see contests, bounce houses, rock wall. Bring your bag for some fun!

Now that you've hopefully got a little list of what's going on around town. So, where will you be this Halloween?

Welcome to my Featured Friday section! I'm trying a new section to feature some of my most favorite small business owners, places, locals. Let's face it, who doesn't love a little business to business love.

Meet Cindy!

Cindy has been doing my hair for a little over 35 years now. I made the mistake of leaving her once, and I had to tail between my legs back. Before I met Cindy, I box dyed my hair as my original hairdresser left the state. Plus, I changed my hair color more often than most, so I figured, why not just do it myself. BAD IDEA!

My first appointment, I had to take it slow, I had box dyed, bleached, black, glue in extensions and hacked everything off. She brought it back to life, normal color and time and it was finally there. I still happen to change my hair way too much, but she sticks with me. I've gotten so many compliments on my hair, blonde, brown and even purple that I wanted to make her my first Featured Friday Business Owner.

Currently, she resides in The Body Spa Salon in Henderson. I honestly believe that she moved further away from me on purpose (just kidding, but really...ha).

She's also done my husband's for 15 of those years! So she not only has the art of Women's, but Men's hair too. I also asked Cindy what her favorite part of the business was and for her, it's doing color. She feels it changes someones entire appearance.

I have to agree with her on this one, plus that feeling I personally get when were done and she taken off the cape like a big reveal. Who doesn't love a great hair dresser that is amazing at color!

Her most memorable moment; " Would have to be when I passed all my tests and was asked to educate for Paul Mitchell, love learning and teaching other stylists."

Even that alone is amazing. Being asked to teach new stylists just goes to show you her passion, dedication and skills to he profession. I wouldn't have it any other way and maybe you've been thinking for a change, now is the time!

You can reach out to me for her information at the number below!

NHL Comes to Las Vegas

This past weekend, I had the pleasure of attending the first ever NHL in Las Vegas at the new T-Mobile Arena. The Frozen Fury, LA Kings vs. The Dallas Stars. Now mind you, I've never really watched Hockey, even on TV, but my husband and I decided to go out for date night. He mentioned it and I thought, why not? Maybe I'll become a Hockey fan.

Walking up to the arena, it looked like a giant stadium from one I remember in LA when I went many many years ago. They hadn't had something like that in Vegas. Known for its glamour, lights, casinos and showgirls, not stadiums. It was a sight to see. Inside, just as enticing as the outside. It was huge, it looked even bigger inside than outside when you're driving past it. Walking around, the different vendors, bars, restaurants, it just kept going. It was clean, staff was friendly and with hockey jerseys everywhere, I was getting super excited!

Finding our seats, we ended up in the Jack Daniels Lounge. Already note to self, I will be buying all my event tickets in this section. It has a separate bathroom and food/bar area. Even a statue of Mr. Daniel himself to take pictures with. (which I of course included). We some hoe managed seats close enough to the bottom, only 6ish seats up from the ice; that we could watch the teams walk in. You can see from my pictures below, we were close.

The announcers get you ready for the event, the food, actually really good and the best part. The main event. Again, not seeing hockey much, I wasn't sure what to expect. I'm a football fan, so I figure I'd enjoy it. Right out of the gate, puck flying, sticks slapping and fans, not yet drunk shouting. It was by far one of my favorite sporting events. As the periods continued, it only got more exciting for me. Not as many penalties as football, and way more fights. With fists being thrown, helmets off, definitely one of my new favorite sports.

Since NHL has made the decision to come to Las Vegas, I can say that I'm officially a fan! Since we don't know the name yet, only partial, I'm a Knights fan now. Just waiting on my jersey. Season tickets coming soon, the Frozen Fury has converted me. Watch out hockey, you have a new fan!

With all the new homes coming on the market everyday, sometimes the good ones get looked over. This home has a little bit everything!

Old Las Vegas charm, 1/2 an acre, corner lot, no HOA and horse property! This home truly has it all. It has been recently upgraded with a ton of custom features. All stainless steel appliances and breakfast bar and granite everywhere with custom cabinets. Outside the oasis continues with a pool 1/2 bath and an entire outdoor kitchen with built in BBQ, refrigerator and sink!

Take a look at some of the pictures below.

Southern Highlands. The master planned community in Las Vegas with parks, splash pad, tennis courts, hiking and walking trails and even a dog park. I just had the pleasure of touring the Lennar Homes, The Legends the other day, which are located in a gated community. With 14 new models and prices starting at high $300's, I can't imagine these Everything's Included homes will last long.

With Southern Highlands expanding, now is the perfect time to get in! Located just 10 minutes from the strip, it's the city living without all the city if you don't want it. Southern Highlands also has a variety of schools, public and private with our elementary school receiving the Blue Ribbon award this year! (Go Stuckey!)

When walking in the front door to the first model, I felt at home. With an-open floor plan, and 9' ceilings, the space felt inviting and grand. The kitchen opened up to a combined family and dining area, great for entertaining. It by far had the largest island, with built in wine holder & stainless steel appliances. I sent a picture to my husband actually, telling him we needed to move. Granite countertops, backsplash, raised panel cabinets with upper crown moulding, what more could you ask for!

The backyard comes with a covered paver patio, with a built in fireplace. Yes, comes with! Upstairs the functionality continues, walking up to the loft and room for 4 larger bedrooms. An enormous laundry room with extra storage. The Master bedroom, separate from the others, includes a large walk in closet and separate tub & shower. Continuing around upstairs I noticed that all the bathrooms included cultured marble countertops and raised vanities.

The other two models did not disappoint. With the same inviting entryway, gorgeous kitchens, you couldn't help but fall in love. (At least I know I couldn't!).

Overall, Lennar went above my original expectations and I hope to take more clients out to view these homes. I myself will be touring a few more of their properties so that I can take my clients with confidence that they will be buying the home of their dreams. With gorgeous exteriors and functional and impressive interiors, they are not just building a house; they are making it a place where you can call home.

So it's halfway through summer, any maybe you've heard that the market is up. Maybe you've decided that now you want to get on that wagon and sell your home. Here's a few tips that I've picked up to determine if and when you might want/need to sell.

Typically June seems to be the busiest month, but lately, its trending into July and August. However, now being late July do you wonder if its too late?

It might not be, especially in Vegas where Summer seems to drag on through to October! If you do decide to list your home right now, make sure you play up on the summer features.

  • Pool. If you have a pool, make sure it's working, free of debris and add some chairs around the area to make it inviting. With peak temps at over 100, most of the time, all I hear is the word pool. If it's ready for move in, that attracts more buyers.
  • Continue to focus on the outdoors. If you have a patio, make sure it's clean and add furniture, bright colored pillows. Set the stage for an inviting retreat that buyers can be excited about sharing with their friends and family.
  • AC. Keep it cool. I always say if you can, lower it a few degrees because when it's hot outside, they will want to be inside. Inside means more time in your home!
  • Make it bright! This goes along with the AC, lowering it because doors will be opening, people coming in  and out. Open the shades, blinds, everywhere! If you know people are coming, I recommend every light now and window open. At least while they are there.
Didn't sell in time for the Summer, or you think it may be too late? Have no fear! I believe that Fall is right behind summer. Some of the best Fall selling pros to name a few beat out summer in my opinion sometimes.
  • Families travel during summer. Now that school is almost in session, they may be home and ready to start looking before the big holidays.
  • The kids are back in school already, so they have more time to devote to looking for a home.
  • Some buyers just don't want the bidding war of summer and will wait it out until the market slows.
Whatever the preference, you have to make sure that it works for you and work with an agent that can help you and that you trust. If you have any questions about buying or selling, feel free to contact me today! 702.285.7307 or sellwithstephanie@yahoo.com.

Now as an agent, a lot of times I get asked to find several things. Find a safe neighborhood, find energy efficient, privacy from other homes. (This one happens a little more because of our housing boom out here; homes are within 10 feet!). I get it all! I finally found a solution to all of these to ease the minds of my clients, tinting.

Now it's safe to say, as long as your state allows, you've tinted you car windows. Privacy and in the summer, keeping that heat out. But, have you thought, maybe I should tint my house? I can safely say, it crossed my mind, even being an agent but I never REALLY looked into it. I wish I would have sooner.

Over the last week, I had my personal residence tinted. The difference in one day, is night & day. My house felt cooler within hours in the middle of summer. Now if you live in Vegas, summers are excruciating, but most people don't think about this option. I'll say from my own personal experience, my husband and I reached out to someone that we know that has tinted our cars for a VERY long time. Every car I've ever had, he has tinted, same goes for my husband. Not just one or two but between the two of us, we like our toys and about 10-11 cars later, we decided why not try the house.

Not only is it adding privacy, but it's helping decrease our energy bill. Again, in Vegas, this is something that doesn't come lightly. We want lower energy bills, especially in the summer and I'm not ready to spend $30,000 in solar just yet! According to Accentrick Tint, we can reduce our energy bills by up to 44% for the year! Who doesn't love being efficient and cost-effective!

Now on to my safety. They also offer a security tint. If you've never seen this, you need to look into it!  Here's a few positives:

•   Security tint prevents burglars from entering your home or office through the most vulnerable part of your building, which is the glass.
•   Reduces your monthly insurance rates.
•   Protects your assets, family from harm, and reduces your yearly energy bills.

So we've got energy reducing, privacy and safety all very cost effective! Like I mentioned, we had Accentrick Tint do our personal residence, he does our cars, and one day, if(and when) I get that big office building of my own, I'm have them do that as well. They offer vehicles, residential and commercial. I wouldn't sit here and brag about if I didn't actually try it out for myself and now that I have, I highly recommend reaching out to them! They do offer free estimates, so call today and get going.

After a cool 12 days on the market, we are in contract with this southwest home. The market in Las Vegas is picking up and just like the summer, it is hot! In this now much more stable market I have clients moving up, downsizing, investing and becoming first time home buyers!

This cute home had 3 bedrooms, 2.5 bath and just over 2200 sq. ft. A corner lot with a 2 car attached garage, under $250,000, I didn't expect it to last long!

For each of my listings, my goal is to gain the most exposure for each listing across the web. With many buyers first searching to the internet to locate the home, it is imperative to have each listing the most publicity. I offer a property website for each individual property, helping market them individually to gain even more personal interest. Each seller has access to that site and can view the status, views and anything else important to the listing. With blogs, social media, and several real estate websites, it's important to be top of mind to stay in the game.

This morning, I decided that I would get balloons to put on my open house signs before I put them out. Bad idea. I popped more than I saved. They got tangled up in my trunk, it was just a mess. I definitely need a different approach for how to put balloons on signs, or maybe I should try something else such as flags... that don't get tangled. Who knows.

What draws you to go see an open house from the signs? Have any good tips, let me know!

Another listing in Southwest!

Another home in Southwest listed!  A corner lot, this 3 bedroom plus loft and 2.5 bathroom home is located in the desirable southwest. Included 2 car attached finished garage, remodeled last year, all this home needs is a new owner. Just at 2,205 square feet, and under $250,000, this home is listed right in the hot spot of the market.

Once uncommon in the Las Vegas Market, the traditional sale requires special skills from the other types of transactions.  In the Las Vegas real estate market there is relatively low inventory, with a little over 5,000 single family homes for sale on any given day. Because of the intense competition in the Las Vegas Market, it is essential to work with an agent who is devoted and able to answer and questions through the entire process.

As a native to Las Vegas, I am very familiar with the areas and communities and have the knowledge to bring in all prospective buyers. I have extensive customer service background, and passion to sell homes, I prefer to build relationships and trust for each transaction. With my tech savvy marketing, I try to gain the most exposure for each listing across the web. Beazer Homes Reliance at Inspirada.

Inspirada. The new master planned community in Henderson with parks, splash pad, tennis and basketball courts, dog parks & pool. I just had the pleasure of touring the Beazer Homes' Reliance Collection the other day, which are located right in the heart of the community. With 4 new models and prices starting at $260's, I can't imagine they will last long. Plus, with just under 150 home sites, there were already plenty of little sold markers on the map in the Sales office!

When walking in the front door to the first model, I felt at home. With an-open floor plan, and 9' ceilings, the space felt inviting and grand. The kitchen opened up to a combined family and dining area, great for entertaining. Upstairs the functionality continues, walking up to the loft and room for 3 larger bedrooms. With French doors to the master bedroom, it was separated from the other bedrooms. If you're anything like me, and what I hear from my clients, that separation is one of the more desirable features.

Walking around upstairs I noticed that all the bathrooms included granite countertops and raised vanities. The master bathroom had ceiling to floor granite along with a granite wrapped tub. Each of the bedrooms following had their own walk-in closets.

The other two models did not disappoint. With the same inviting entryway, covered front and side courtyard patios, you feel right at home. With each front door opening to a foyer and a gourmet kitchen, you couldn't help but fall in love. (At least I know I couldn't!) I hadn't originally imagined Beazer homes to be a fit for the younger buyers, but the features and floor plans are something my clients are looking for. All within a very obtainable price point.

Below are some of Beazer's included kitchen features that not all builders offer.

Granite countertops with flat polished edge
The custom 36" maple cabinets with 2"crown molding
Moen® Integra® facuet
18'x18' ceramic tile flooring

The largest model, the Tiburon, comes in a little under 2,500 sq. ft. This model offered something a little different than the others. At 3 stories tall, the third story offered an additional loft with a covered deck and optional kitchenette. This model also featured a deck off the master for a little retreat.

While there, I noticed another exclusive Beazer offering -- choice plans. These are floorplan options for the kitchen, master baths and secondary spaces, which allow you to choose from several different layouts you prefer at no extra cost.

Another great feature I noticed during the visit,, while some builders have removed driveways from the lots in Inspirada, Beazer still offers a full length driveway.

Some of the additional features I found impressive with these homes include:

Tankless water heater
ENERGY STAR® certified
Beazer Homes' 1-2-10 Year home warranty
Mortgage Choices (This option allows you to "shop" around for a lender that meets ypur specific needs!)
Smoke and carbon monoxide detectors
Decora rocker light switches
Therma-Tru® fiberglass entry door with security viewer

Overall, Beazer went above my original expectations and I hope to take more clients out to view these homes. With gorgeous exteriors and functional and impressive interiors, they are not just building a house; they are making it a place where you can call home.

A new listing has come up in desirable central Las Vegas. Located at 3879 Moongate Circle, Las Vegas, NV 89103. This adorable single story, with a little over 1900 sq ft, this home boasts 3 bedrooms with 2 full bathrooms and a 2 car attached garage.  You’ll find this home nestled on the end of a cul-del sac, on a lot over 9000 sq. ft. The owners spared no expense, installing a pool, large covered patio with much needed ceiling fan in the hot summers of Las Vegas.

Wood like flooring and tile throughout the home, granite countertops and favorable white kitchen cabinets make this home inviting and cozy. With all appliances staying with the property, all that is missing is a new owner.

This property is a traditional equity sale listed at only $287,900 and is vital in the Las Vegas Market recovery.

With many buyers first searching to the internet to locate the home, it is imperative to have each listing the most publicity.

As I work....

Yesterday, my beautiful baby turned 8 weeks old. Since she has been about 3 weeks old, I've tried to get a schedule and back in the swing of things working at home. Needless to say, some days I feel like I don't get a thing done.

Even while I sit here and type away, I have a tiny sleeping 8 week old on my arm. The last few days and nights have been rough to say the least. She has only been sleeping in 2 hour spurts, so during the day, I'm beyond exhausted to even think about work. Today is just one of those days. Up since 8 am, on 2 hours of sleep, this little one refused to let me get anything done.

I will admit, I thought it would be easier. After all, it's my second child. With my first, I worked from home as well until she was 3, and would love to do the same again. This time around though, it seems much harder. I'm not sure if it's because I'm older, or shes just needier in different ways. I haven't quite figured it out yet. What I will say, is that I'm pooped. She's pooped.. and we have to figure out a new schedule to get things done.

As I approach 9 weeks, my ultimate goal is to get a new routine, which I know she won't follow but I can certainly try. Knowing that she gets up around 4-6 am, instead of going back to sleep after she does, this will most likely be my prime marketing time online. I can do this anytime, in the dark and won't have to worry about waking anyone else up.

As a Realtor, calling is a big part of my job, but it doesn't work to well with a crying infant in the speaker. Hoping she gets on a routine, I can make the bulk of my calls on her first nap - if she naps! If not, which is sometimes the case, hopefully call between upset fits and simply email and text my follow ups.

Getting most of this done early in the day, leaves me time to enjoy her little smiles, milestones and snuggles. We all know that as a Realtor though, not everything can be scheduled, and my phone rings at odd hours, even waking her. So in the meantime until she gets older, we just take our schedule day by day and hope for the best!

While working from home is a great thing with an infant. I can't say at this very moment, that I'm as productive. I do have to give a little time I think, she did just turn 8 weeks, and maybe, just maybe she will get a routine right along with me.

Soon enough, she will be off to school and like our  other daughter and more independent. I will wonder where the time went and how it went by so fast!

With cold weather covering half of the US, on the west coast, it's slowly warming up and it's time to brush up on effective ways to get that property sold. Most agents will agree that curb appeal is a high priority. I've had several clients, drive by on their own, or we pull up and they won't even go inside because of what's on the outside. Here's a little list of ways to upgrade the outside to bring those buyers inside!

Washing/Repaint the House
Depending on your location, you can wash the outside of the home, or choose to repaint it. In Vegas, homes are mostly stucco, so a new paint job usually takes the cake. You can always tell when a home here has been repainted and it makes stand out, in a good way. If the home color looks dull or worn out, it might deter any potential buyers that don't want to take this task on right when they move.

Decorating Patio & Door
Repainting the door, or cleaning it makes it stand out. It's the entry to the home, the doorway that everyone will stand. You want this to stand out, and attract people to it. If you have space for the patio, make sure it too is taken care of, clean of any leaves, bugs. debris. Many times, I've seen a pretty house only to walk up to the door and there's crunchy leaves and dead bugs at the door step. While some buyers can look past it, some might only remember the dead bug at the front door. A little sweeping up before any showings can make this like it never happened.

Replace any dead flowers/plants
Back with the crunchy leaves. new and potential buyers might see it as one more thing they have to replace or worry about. Why not make the entire front inviting and get those buyers in. Replacing a few dead plants and cleaning up the dead leaves can make that front, not only colorful but easy on the eyes.

While there are only a few items listed here, they can really make all the difference. Don't let the front of property be the reason buyers aren't coming in the door!

Welcome Baby Skyler!

It's been 10 days since my second little girl came into this world and were home! I must say, with an almost 6 year age gap between the two, I honestly forgot how much little sleep there is and how much I wouldn't get done.

I was hoping only for a week hiatus and then get right back in the swing of things. Boy was I wrong! 10 days later, I'm almost feeling normal after some sleepless night and napping during the day. I finally have time to update this. With one in school already, this was a totally different experience and getting them both ready for the day. Granted, at 10  days, Skyler does sleep a TON, but never at the convenient time, i.e. getting Shaolin ready for school. Thankfully Shaolin is a little older and so much of a helper that I'm not sure how moms of more than one toddler survive.

Bringing her home with two dogs was quite interesting. I feel as though we've been preparing our puppies for a few weeks. Set up a pack and play downstairs for them so they could smell it. I even played crying newborn videos from YouTube. None of it seemed to phase them, just look and continue playing. Until the day came... It's different when it's real life I suppose. We have a Rottweiler and Mastiff, Bailey & Moose ( fitting...). Bailey, is mother hen with Skyler, just as she does with Shaolin. She's a herder by nature and just wants to make sure everything is ok. Moose on the other hand, still a puppy, sniffed her baby butt and then went to play like nothing is going on.

As I type this up, I feel like my list of things is mounting up and I have so much to do. Work, house, clean, laundry but I always remember how fast this time goes. I have to stop and enjoy the precious tiny little girl that lays next to me right now. On that note, It may be just a week again before you hear from me, and hopefully by then, I'll have my schedule all figured out. In the meantime, enjoy life & loved ones! <3
